Where is the best location to purchase?
There are two type of properties as per usage and selection of the location are as follows
- Owner occupied properties – selection of the location is mainly decided on the personal factors i.e., age, social status, close to work place, children’s school, relatives, friend, personal believes, what type/size property they had before, etc
- Investment properties – You must select your investment property considering rental yield and value growth, more than the personal reasons.
You must get correct advices when you are finding a suitable property location, further careful analysis of the market factors too need to be done.

Am I paying the correct price for the property?
Mainly you have to study various factors depending on type of property. i.e.
- Established properties – The established property price is decided on the market factors i.e., demand for the property, number of properties available in the market, economic growth, property price cycle etc.
- New property to be build – New house prices are decided on nature of plan, size of the house type/grade of inclusions use, nature of land etc.
Further the purchase price must be par with the lender’s valuation.

Free Professional Property Investment Analysis
This stage we do investment analysis with
prospective investment property/properties for next ten years. considering

2. Environmental factors i.e. Annual general inflation rate, Home loan interest rates, Property market price fluctuations (due to GFC, Covid19 and other global impacts)
3. Income and expenses relating to the property/properties.
4. Legal factors i.e. Stamp duty, Land tax, Income Tax, Capital gain Tax, Property
value/depreciation etc.
We use specially designed software named PIAPro for this exercise.
Free Financial Assessment
This stage we do serviceability assessment considering customer age, annual combine family income, expenses, number of dependents, other debs, using selected lenders serviceability calculator.
Initiate Loan Process
This stage we collect the documents required for the loan, prepare loan application, submit to the lender and get loan approved.
Handholding and Guidance
This is the longest process which include, select the property, sign the contract, finalise the loan, loan documents/settlement, coordinate the conveyancer, progress payment, Construction completion, renting and property management.
